After you arrange for a listed seller or FSBO to go to auction, you then have the option to help increase your own earnings. While you are not required to find qualified potential buyers to go to bidding, we encourage you to pursue this avenue. As the referring "seller" agent, you receive a percentage of the buyer premium upon completion of the sale. Meanwhile, if you are the one who brings the "winning" buyer to the auction, you would also be compensated from the buyers premium! In many instances, this would literally double your referral fee.



You can also work with buyers agents, as well as bringing qualified buyers and investors from your client list to these auctions. Ideally, you would want to have "your" qualified buyers bidding against each other. You can find another property for the "non-winning" bidder after they drive up the amount of your referral fees!

Some agents consider this more important than the amount of their referral fees. Having an auction scheduled at a specific date and time means that the qualified and interested potential buyers will be in the same room at the same time and one of them has to pull the trigger or face losing out.



Chances are you have been through the mill enough times with the "We'll get back to you by Wednesday" routine followed by a reduced offer on Friday. Then the seller has to "think it over" and does a counter offer the following Tuesday. Then the potential buyer....... Well, you know. This goes on for two weeks and then something comes along that blows the whole deal. Two weeks you could have spent working with another seller and buyers instead.



Wouldn't it be nice to know that potential buyers have to decide once and for all before Noon on the 15th? And if all goes well and a bid is accepted by your seller, you don't even have to deal with the paperwork and a closing. All you have to do is go to the mailbox to get your referral fee(s)!
